SOUTH CENTRAL
Area 6  South Central Austin is located just south of downtown Austin on the south side of of the Colorado River (Lady Bird Johnson Lake). This a very trendy part of South Austin which is referred to as the SoCo (South Congress) area. The Long Center for Performing Arts, Parmer Auditorium, Auditorium Shores, and the School for the Deaf are located in this area. Homes in this area range in square footage from 700 sf- 4000sf. Price per square foot is  $91- 458 sf.
 
SoCo is located along South Congress between Riverside
drive and Live Oak St. South Congress is lined with eclectic retail shops, restaurants, bed breakfast and the infamous Continental Club. Travis Heights which is located one block east of South Congress is an older neighborhood with Victorian and Craftsman style homes dating back to the late 1800s. The neighborhood is beautiful with hilly streets and magnificent old Live Oak trees. 
 
On the West side of South Congress is the Bouldin neighborhood where the school for the deaf is located.  This neighborhood is also full of beautiful old Live Oak trees and older homes.
 
Area 7 is located west of Bouldin and is home to the beautiful Zilker Park and Barton Springs. Barton Springs is a natural spring fed pool where the water remains around 68 degrees all year long. A very popular swimming spot in the heat of the summer. Zilker Park hosts the annual ACL (Austin City Limits) Music Festival. Homes range in size from 700sf. - 4200sf. Price per square foot is $114- $600.
