WEST AUSTIN
Area 8E West Austin has two small cities, West Lake Hills and Rollingwood and is surrounded by the City Austin. These two small cities are approximately 3 miles west of downtown Austin. Area 8E has many upscale pocket neighborhoods scattered throughout the area. The Colorado River (Lake Austin) boarders the southeast side, and Capital of Texas Highway/Hwy360 boarders the west. Area 8E is located in the Eanes Independent School District. A few of the neighborhoods in this area are Davenport Ranch, The Summit at West Rim, Treemont, St. Tropez, Las Lomas, Rollingwood, Westlake Hills, etc.
Rollingwood is a small city located 3 miles west of downtown Austin with its own mayor and police department. (This is not a neighborhood you want to speed through.) Some of the original homes in the area were built in the early 70’s. The square footage of homes in Rollingwood range in size from 2000 square feet to 8,000 sf. This is a sought out area due to the proximity to downtown Austin, tax base 1.8893%, and school district. The price per square foot is $208-$390.
West Lake Hills is another small city located north of Rollingwood. This area is heavily wooded with steep hills and winding two lande roads. There are numerous small upscale pocket neighborhoods scattered throughout the area some with lake front properties on Lake Austin. Many homes in this area have beautiful views of the hills, basins and river. The price per square foot is $191-670+.
